The everyday juggle

Bookings in one app. Cleaners on WhatsApp. Photos in five different chats.

Hosting means keeping track of booking changes, cleaners, laundry, stock and repairs, all while protecting your property. When it lives in scattered messages, it’s hard to know what was actually done, or when a problem first appeared.

HomeCo keeps one record for every stay.Who did what, when, with photos, from checkout to check-in.
How a turnover works

Five steps between checkout and check-in.

An example day: your guest leaves at 10:00 and the next one arrives at 15:00. Here’s what happens in between.

  1. 01

    Inspect after checkout

The team confirms the guest has left, then goes room by room before anything is touched. Items are counted against the last record, damage is noted, and anything unusual is photographed.

    • Durable items counted
    • Damage photographed
    • Hazards escalated
  2. 02

    Clean, room by room

A checklist made for your property covers kitchen and appliances, bathrooms, floors, bins, bedrooms, linen and high-touch surfaces. Every task is marked passed, failed or not applicable, and required tasks can’t be skipped.

    • Property-specific checklist
    • Defects logged per room
    • Rework stays on record
  3. 03

    Restock linen and supplies

Fresh linen goes in, used linen is logged, and consumables like toilet paper, soap and bin bags are topped up to your agreed level. Any purchase above your spending limit waits for your approval.

    • Linen in and out
    • Stock levels updated
    • Your approval above the limit
  4. 04

    Inspect before arrival

A second, separate inspection checks presentation, quantities, essential supplies, keys and basic equipment, with photos of each room and anything repaired or still open.

    • Final photos
    • Keys and essentials
    • Basic appliance checks
  5. 05

    Approved, then released

A supervisor reviews the checklist and photos, then approves it or asks for specific rework. Only then is your property marked ready, and you get a summary with a link to the full report.

If something essential fails, like missing clean bedding or a hazard, your property is not marked ready. You’re told what happened and what the recovery plan is.
Bookings change

Plans change. We keep up.

Bookings come in from your platform, a calendar feed or by hand. When something moves, the schedule moves with it, and nothing is guessed.

Booking updateCheckout moved from 10:00 to 11:00

The window is recalculated

The cleaning window is worked out again, the team is told, and the original times stay on record. Work already done is kept.

New booking · 20:00Guest arriving 10:00 tomorrow

Short windows are flagged

If the property is empty and there’s time, a team is confirmed early. If the window can’t work, a coordinator agrees a plan with you. Nothing is marked ready just to look good.

Duplicate noticeSame booking received twice

One booking, one turnover

Repeat notifications update the same reservation. You never get two cleans, or two charges, for one stay.

What you see

“Ready” means ready.

Every turnover ends in one of three clear outcomes. Tap through them to see what you’d be told.

  • Critical problems block “ready”, no matter how many other checks passed.
  • Readiness and condition are separate. You can see an item is worn without it stopping a stay.
  • Nothing is quietly rewritten. Corrections are added with a reason, and the original stays.

What we check

Counted, compared and photographed.

Before your first serviced stay, we record a baseline of every room with you. Each turnover is checked against it.

Electronics

TV, remotes, kettle and appliances: there, working and in good condition.

Kitchen

Plates, cups, glasses, cutlery and pots, counted and checked for damage.

Linen and towels

Quantity, cleanliness and stains, plus what needs replacing and where it’s kept.

Consumables

Toilet paper, soap, bin bags and approved supplies, tracked and topped up.

Furniture and fittings

Beds, chairs, curtains and cupboards, compared with the baseline.

Access and safety items

Keys, tags and listed equipment, with anything that needs a qualified person flagged.

Getting started

From first visit to first guest.

  1. 1

    Walkthrough and baseline

We go room by room with you, or someone you trust, recording items, quantities, condition and existing damage with photos. You approve it.

  2. 2

    Connect your bookings

You authorise a connection to your bookings, or we agree a manual process. You never share your account passwords with our staff.

  3. 3

    Choose your package

A monthly subscription that spells out included turnovers, cleaning scope, laundry, supplies and service hours.

  4. 4

    Your first turnover

Our coordinator makes sure the team knows your property before your first guest checks out.

No surprises

Clear about what’s included.

Every package spells out

So you know exactly what your monthly subscription covers.

  • Turnovers included each month, and the price of extras
  • Cleaning scope and inspections
  • Laundry arrangements and consumables allowance
  • Service hours and area
  • Your spending limit: anything above it needs your approval

Kept separate

Unless we agree otherwise in writing, these stay with you.

  • Setting your nightly prices
  • Collecting rent from guests
  • Handling all guest communication
  • Submitting damage claims. Our records support your claim, but they don’t decide who caused a loss.
Priced for your property, not a one-size package.

Your monthly price depends on your property’s size and how many turnovers you need. We confirm it after a walkthrough.

Questions

Good questions, straight answers.

Do I need to give you my Airbnb password?

No. You authorise a connection to your bookings yourself, or use a dedicated booking notification address. Our staff never need your account passwords, and we only use the booking details needed to prepare your property.

What if something is damaged or missing?

We record it with photos and compare it against the baseline and the previous stay, then log an issue for you. That record supports your investigation, but it doesn’t decide who caused the loss, and any claim stays with you.

What if my guest hasn’t left yet?

The team logs it straight away and the expected finish time is worked out again. If your next arrival is at risk, our coordinator contacts you to agree a plan.

Will I pay twice for one clean between two guests?

No. One turnover covers checking after one guest and preparing for the next, with two inspections inside it. A later touch-up, for example after a long empty spell, only happens if your package includes it or you approve it.

Who pays for supplies?

Your package sets a consumables allowance. Anything above the spending limit you set needs your approval first, and you see actual costs and receipts.

How much does it cost?

It’s a monthly subscription based on your property’s size and the number of turnovers you need. We confirm the price after a walkthrough, so it fits your property rather than a guess.
